Dansko 796 Warehouse, West Grove, Pensylvania

W.S. Cumby has recently broken ground for the construction of a new 205,000 square foot product distribution center for repeat client Dansko in West Grove, PA. The footwear company selected W.S. Cumby to provide preconstruction phase cost estimating, scheduling and logistical planning services in addition to at-risk construction phase management for the fast-tracked project.

Established in 1990, Dansko has been a clear leader and innovator in the field of comfort footwear, socks and healthcare apparel, while also serving as a champion for ethical and environmental business practices. Consistent with its mission, their new facility will utilize sustainable design features to reduce the building’s energy consumption and provide for a healthier work environment for Dansko’s employees.

The project is registered with the United States Green Building Council under the LEED (Leadership in Energy and Environmental Design) 2009 Building Design and Construction Rating System. Its green features will include: stormwater management through porous concrete paving, bioswales and rain gardens, a super efficient building envelope, daylighting, and the installation of high-efficiency HVAC systems. W.S. Cumby worked in conjunction with the design team to provide supporting data for the Life Cycle Cost Analysis of a variety of energy saving options. This comparison of design strategies through energy modeling aided Dansko in their evaluation of system feasibility and the return on any first cost investments.

The completed facility will be equipped with a fully automated, mobile-robotic material handling system that will bring Dansko products from shelves directly to workers, greatly increasing warehouse productivity. Construction is scheduled for completion in late summer 2012.

The project includes the adaptive re-use of the existing 21,000 SF historic Pachyderm House as an Education Center. The new facility will include animal holding for the Zoo’s teaching collection, both formal and informal learning areas, staff offices and additional support space. Also included will be a new public restroom facility, a new stables building, and exterior exhibits that will focus primarily on rare domesticated breeds of goats, sheep, chickens, ducks, miniature horses, donkeys and pigeons.

The firm joins the Philadelphia Zoo’s talented project team lead by SMP Architects and including Viridian Landscape Studio, Meliora Environmental Design, CVM Engineers, Bruce E. Brooks & Associates, Avora Engineers, David Nelson & Associates and Becker & Frondorf.

The Philadelphia Zoo is committed to mitigating the effects of climate change on wildlife around the world and will be pursuing LEED certification for the sustainably designed project. “We are thrilled to be retuning to the Philadelphia Zoo to manage the construction of this world class attraction” said Bill Cumby Jr, LEED AP, President of W.S. Cumby. “For many years to come, the new Children’s Zoo will engage millions of children and families in the importance of environmental conservation and the protection of our natural resources.”

On June 3, 2011, the Philadelphia Zoo celebrated the extraordinary leadership and generosity of Dorrance Hamilton and the Hamilton family at a ceremonial groundbreaking celebration. W.S. Cumby project team members were honored to join Leadership Donors, Board Members, public officials, campaign volunteers, designers and Zoo staff to break ground on what will be the largest single exhibit in the history of the Philadelphia Zoo. Construction is scheduled to begin in the fall of 2011.
