Preconstruction
Services provided in the early stages of project development equip owners
with the critical information necessary to make the right decisions
at the right time - when they have the greatest impact on cost. Owners
benefit from shorter timelines and reduced cost overruns made possible
through the open interaction between project team members. Preconstruction
deliverables include budget estimating and cost control, an integrated
Value Engineering process, MEP analysis and coordination, logistics
and safety planning, CPM scheduling, long lead item assessment, constructability
reviews, QA/QC planning and subcontractor prequalification.
Construction Management
The involvement of the construction team in the preconstruction and
planning process guarantees a seamless transition into the construction
phase. Opportunities for fast-tracking and phasing are well defined
and coordinated. The Guaranteed Maximum Price is established using an
open-book, team evaluation of subcontractor bids and recommendations.
Comprehensive control of the construction phase includes management
of the CPM schedule, cost tracking, reporting and trend forecasting,
change order management, full time field supervision, W.S. Cumby Safety
Plan implementation, QA/QC and equipment start-up, commissioning and
training coordination.
Design/Build
The design/build process offers owners the opportunity to obtain integrated
architectural, engineering and construction services from a single accountable
source. With W.S. Cumby's design/build services, performance aspects
of quality, cost and schedule are clearly defined, coordinated and efficiently
managed, providing owners with the reassurance to focus on their own
needs for programming and scope.
General Contracting
This traditionally linear approach to project delivery typically requires
a longer timeline. Although there is no pre-bid involvement in the project
planning, W.S. Cumby utilizes the same collaborative approach
when working with the owner's team once GC services have been awarded.
Post-bid services include a well documented Value Engineering process,
constructability reviews, CPM schedule management, full time field supervision,
W.S. Cumby Safety Plan implementation, QA/QC and equipment start-up,
commissioning and operational training coordination.
Green
Building
All of the integrated preconstruction and construction management services
provided for conventional projects are incorporated into W.S. Cumby's Green Building Construction Management Program (GBCMP), with
the addition of services developed specifically for LEED and sustainable
building projects. W.S. Cumby's Green Building project teams include
LEED Accredited Professionals and Green Advantage Certified Project
Executives, Estimators, Project Managers and Field Superintendents.
GBCMP deliverables include a proven Construction Waste Management Plan
with consistent results of over a 90% recycling rate, Construction Indoor
Air Quality Plans, life cycle cost analysis, LEED submission preparation,
material compliance reviews, subcontractor training and green-specific
construction scheduling and sequencing.
