Lakeside Graduate Apartments, Princeton University

W.S. Cumby, in a joint venture with Costanza Builders, provided construction management services for the Lakeside Graduate Student Community at Princeton University.

The 384,000 SF project, situated on 14 acres of the main campus, provides 715 beds throughout two-story townhomes in ten buildings and 255 apartment units in four mid-rise buildings. The project scope also includes a wrapped 550-car parking structure and a Student Commons, which houses a multipurpose event space, staff offices, a community living room, kitchen, outdoor deck and barbeque, computer room, and exercise room. The Lakeside Community is comprised of 15 new buildings, which were carefully sited to minimize disturbance of the existing woodlands and to vastly improve the management of stormwater on the sensitive property which bounds Princeton’s Lake Carnegie.

This project achieved LEED Gold Certification in December 2016. The improved orientation and thermal envelope of Lakeside’s newly constructed buildings were found to reduce carbon greenhouse gas emissions by 42% over a 10 year period. All of the residential buildings are heated and cooled by a new, centrally-located, 200-well, ground-source heat pump system clad in a combination of brick masonry and synthetic slate tiles manufactured from natural clay.

The Lakeside Community was designed to minimize impact on the surrounding old growth forest and to foster a cohesive, vibrant and active graduate community.
